Renew Your Home Protection Plan!
If you are coming up to your one year anniversary of your new home, you may have received a renewal notice from the Home Warranty company to continue your coverage. This is one policy I highly recommend to keep.
If you haven't had to make a service call since you moved in, you will eventually be glad you have it.
The plan covers major systems and appliances such as plumbing, electrical, water heater, ductwork, stove and oven, garbage disposal, garage door opener and others. Optional items will include air conditioning, washer and dryer and pool and spa equipment. Check your company's policy plan on items that are covered and not covered.
We have religiously extended our coverage for three years after the purchase of our home. Two months after we chose to cancel the policy, we experienced a slab leak that cost us over $2,000 just to repair the plumbing, not including repair of the dry wall. It definitely is worth the $300 to $400 per year for the home protection plan.
As other homeowners were experiencing leaks from the last rain storms, we experienced a different leak coming from our water heater. Thank God we had the coverage to replace it which would have been $1,500 but instead was just the service fee of $55.00. Note: the warranty companies will attempt to fix the problem first, then will replace if it is not repairable.
If you are getting ready to sell your home, having the seller's coverage will help reduce stress while your home is listed for sale for those unexpected emergencies. Ask your Realtor for details.
I currently use American Home Shield and Fidelity National Home Warranty for my clients. If your home warranty plan has expired or you would like to start coverage on your current home, call or email me for the Southern California area.
