Condominiums and their HOAs. Keeping up values for owner occupied units.

This syndicated columnist answers a question regarding Homeowner associations attempts to decrease rental units in their complex.

FHA and Fannie Mae will only lend on condominiums that have at least a 51% owner occupancy.  They must also have less than a 15% delinquency on HOA dues.  Without these guidelines, only cash buyers can purchase the properties and therefore bring the value down for these complexes.

Show Me the Money! Verity the buyer can close on your property.

When an offer comes in, verify the buyer is indeed qualified.

In Southern California,  qualified offers come with

1.       Copy of buyers deposit check (known as earnest money deposit).

2.        Current statements.   Where is the money  for down payment and closing costs?  Bank account?  IRA?  401k?  .

3.       Letter of pre-approval from buyer’s lender.  Is it from a bank or direct lender?  A Broker?  Type of financing.

Listing agents and their sellers are looking for prequalification letters from the top banks, Wells, B of A etc.

 

4.       Ask questions…Does the loan rep know the buyer personally? 

5.       Has the lender received complete application, verified income, employment, money?   Is the money seasoned?   If the loan officer is not cooperating, have the buyer pre qualify with another lender.

 

6.       How does the buyer’s agent know their client.  Past client? Referral?  Craig’s list contact?

 

7.       Both parties should be filling out a Statement of Identification form to verify information is correct and accurate.

The more information you get, the more secure you will be with this buyer.   And please, the buyers should not get the keys before escrow closes.

Preparing you home for sale. List of your favorite things.

When my husband and I listed our home to sell, we had just purchased a KitchenAid refrigerator, clothes washer and dryer a year earlier.  It was our intention to take the appliances with us to the new house until the buyers wrote it into the contract as part of the purchase price.  We were advised by our Realtor that it added value to the home and could possibly have been a deal breaker.  Reluctantly, we left the appliances in the contract and in the house.

Before  taking  your listing agent on the first tour of your home… look around the house to see if there is anything you plan to take with you.   Is the dining room chandelier an heirloom handed down from your grandmother?   Will you have to take the top of the line dishwasher and the Microwave/Convection oven with you when you move?  If the answer is yes, it will be in your best interest to replace the items before pictures go into the MLS (Multiple Listing Service) and websites and showings begin.   

You have the option to list it under exclusions in the listing agreement and the MLS, but let me advise you… if you say they can’t have it… they will want it.  If that custom framed beveled mirror over the bathroom counter is going to be the deal breaker, you will be kicking yourself the next time you tidy up for another showing or weekend of open house.

So, look around your backyard… if the gardenia plant is sentimental to you because your mom gave it as a house warming gift, put it in a pot before your first showing.  Oh and by the way, we bought new appliances to replace the ones we left behind… but it wasn’t as good as the previous models.
