Renewing your home warranty plan.

If you are coming up to your one year anniversary of your new home, you may have received an invitation from the Home warranty company to extend your coverage.   This is one policy I highly recommend to keep.

If you haven’t had to make a service call since you moved in, you will eventually be glad you have it.

The plan covers major systems and appliances such as plumbing, electrical, water heater, ductwork, garage door opener and others.  Optional items  will include air conditioning, washer and dryer and pool and spa equipment.   Check your company’s plan on items that are covered and not covered. 

We have been religiously extending our coverage three years after we purchased our home.  Two months after we cancelled the policy, we had a slab leak that had cost us over $2,000 out of pocket.   It definitely is worth the $300 to $400 per year for the home protection plan. 

Right before everyone experienced leaks from the last rain storm,  we experienced a different leak coming from our water heater.  Thank God we have the coverage to replace it which would have been $1,500 but instead was just the service fee of $55.00.    Note:  the warranty companies will do everything to fix the problem, but will replace the item if it is not repairable.

If you are getting ready to sell your home, having the seller’s coverage will help reduce stress while your home is listed for sale for those unexpected emergencies.  Ask your realtor for details.
